What is the better investment a condo or loft? Here are statistics based on April thru June sales, all condos and lofts in South of Market and South Beach.
*Condos that sold within 30 days of their listing date, sold for just over list price at 100.8%, lofts sold for an average of 102.7%.
*48.9% of condos sold within 30 days, while 54.8% of lofts did.
*3.2% of both condos & lofts took longer than 120 days to sell.
*Median sales price for condos was $700,000, lofts $722,000.
Will these statistics hold true for the future? With a large number of traditional style condos being built in SoMa and very few loft developments, lofts could prove to be an excellent long term investment.
The young demographic makeup of SoMa, the desire for large open floor plans, the light and airy interiors, and low HOA dues in loft buildings will continue to attract both first time and experienced home buyers.
